In English law and the common law systems descended from it, a fee simple is one of the estates in land, a vested, heritable, present possessory interest in land held without being subject to a fixed term of years, making it a form of freehold ownership. A fee simple absolute, free of conditions, is the highest form of private land ownership available short of allodial title, though it can still be limited externally by government taxation, compulsory purchase, police power, and escheat. A fee simple conditional restricts the land to a particular use, such as a public park, with the land reverting to the original grantor if the condition is violated.
