Double closing

Contract and Property Doctrine

A double closing is the simultaneous purchase and sale of a real estate property involving three parties: the original seller, an investor acting as middleman, and the final buyer. Typically the investor first contracts to purchase the property and then, before closing that purchase, contracts to sell it, hopefully at a higher price, and closes both transactions at approximately the same time. The most usual reason for the arrangement is to let the middleman use the final purchaser's funds to acquire the property from the original seller. Another common reason is to conceal the identity of the purchaser or seller.
